SWIMMING POOL

Belmont Manor is delighted to offer its residents a gated outdoor heated swimming pool, available for use May through September. Our pool is kept at a comfortable temperature so you can enjoy a relaxing swim on a hot summer day in Pueblo. Parent/guardian(s) are required to sign in their child and guests under the age of 16. You may sign in at the Management Office. It is not, at anytime the responsibility of management or the resident volunteer to care for your child.

Belmont Manor is committed to providing its residents with the best community features possible. Any tenant interested in volunteering to develop swim programs (i.e.-water aerobics, adult swim, family night, arthritis class) that would better assist the members of our complex, feel free to stop by the Leasing Office and express your interest in doing so.

Since the original purchase in '05 a gate surrounding the pool area has been installed to ensure the safety of residents, especially that of children. In addition, the carpet lining the pool area was recently replaced to better prevent slips and falls.

The Pool is open every day during regular season from 10:00 a.m. - 9:00 p.m. WEATHER PERMITTING. Keep in mind that the pool will close and remain closed during inclement weather. Re-opening the pool is solely up to the discretion of our office staff.

Make sure to review our POOL RULES prior to entering the pool area, and please keep in mind;

THESE RULES HAVE BEEN ESTABLISHED FOR THE SAFETY AND WELL BEING OF YOU AND OTHERS.

POOL RULES

* NO LIFEGUARD ON DUTY /SWIM AT YOUR OWN RISK
* Anyone getting into the water MUST wear a bathing suit
* T-Shirts, Cut off shorts, and Street Attire ARE NOT PERMITTED
* If a cover up T-Shirt is needed over the bathing suit, it MUST be white
* Absolutely NO food or drinks are permitted in the pool area
* NO RUNNING
* Showers are required prior to entering the pool, and are provided in the lower level of the Clubhouse.
* When you are finished showering you must turn off the shower and clean up after yourself.
* No flips, dives, cannon balls, or horseplay that may interfere with the safety of you or others.
* Infants/Toddlers who are not potty trained must wear a swim diaper. These may be purchased from the leasing office for $1.00
* PLEASE be respectful of other patrons while using the pool area
* No overly excessive displays of public affection while using the pool area.
* Any person(s) found in violation of these rules may be subject to removal from the pool area

SECURITY

Belmont Manor is a gated community with on-site security 7 days a week. As a resident you can take comfort in knowing you will always be safe and secure while residing at our community.

Our guards are trained to check license(s) of any non residents entering the property, as well as, recording all license plate numbers of vehicles belonging to any non residents entering the premises.

An added benefit of having on-site security is knowing that if ever you are arriving home late at night we encourage you to call our security guard on duty at (719) 289-4203, and he will personally escort you to your apartment.

If ever there was an example of top notch, quality landscaping, the property grounds at Belmont Manor would certainly rank among the highest. Since the original purchase in '05 we have always and will always understand the importance of a well maintained complex. It all starts with an exceptional maintenance staff that is committed to going above and beyond the regular duties associated within the guidelines of their position.

Consistency is also key in maintaining our property at the highest level of satisfaction for our residents. For this reason we employee a full time maintenance staff that rotates on call shifts 24 hours a day 7 days a week. In addition, routine maintenance is scheduled seasonally to ensure the grounds are prepared for any type of weather our lovely state of Colorado is planning to send our way.

Throughout the grounds residents can enjoy a swim in our outdoor gated swimming pool, relax on a quiet afternoon in the gazebo, barbecue on the grills surrounding the pool area, or watch their little ones as they explore the playground.

CLUBHOUSE/FITNESS CENTER

The Clubhouse at Belmont Manor contains an upper and a lower level. The top floor is the home of our leasing office, and the area outside of the office is available for any resident(s) to rent for a fee of $35 with a $250 refundable damage deposit. It is an ideal location for any resident(s) to celebrate their next birthday, graduation, or any other special occasion that may be coming up. Included on the top floor is a lounge area with couches and a television, complete with a full kitchen and popcorn machine. Also, making the Clubhouse a wonderful spot to host a movie night or watch the big game with friends and family. The Clubhouse is available to rent Monday-Friday 5:00p.m.-10:00p.m., Saturday and Sunday 12:00p.m. - 10:00p.m. To reserve the Clubhouse for your next private party please stop by the leasing office during normal business hours.

The lower level of the Clubhouse contains our State of the Art Fitness Center with a Treadmill, Elliptical, Apollo 5 weight lifting station, and two 26 flat screen televisions. Across from the fitness center is a side-by-side Sauna and Steam Room with a mens and womens restroom on either side each containing a shower. The Fitness center is available for use Monday through Friday 9:00 a.m.-5:00 p.m. and Saturday 9:00 a.m. - noon.

At Belmont Manor we understand the importance of creating a community for our tenants to reside. The number one way we obtain this level of satisfaction for residents is in the variety of community features we provide. Starting with the moment you enter our gates, one immediately feels a sense of security.

From there we move onto our newly renovated Tenant Clubhouse where residents can enjoy a productive workout in our State of the Art Fitness Center. After which they can unwind in either our Sauna or Steam Room. The Clubhouse also contains a lounge area including a full kitchen with a popcorn machine, and is the home of our leasing office. Directly across from the Tenant Clubhouse is our renovated laundry facility, which houses all of the properties washing machines and dryers, making it convenient to wash multiple loads of laundry in a short period of time. The laundry facility remains open to tenants until 9:00p.m. Daily.

Nestled outside our Laundry facility is our gated Outdoor Swimming Pool. The pool is available for use from May through September an ideal time to cool off on a hot summer day. Beside the pool is a gazebo, which is a perfect place to relax on a peaceful afternoon. There are barbecue grills surrounding the pool so residents can enjoy a delicious meal after their swim. There is also a playground for the younger members of your family.

Finally, for your convenience we provide on-call maintenance 24 hours a day, 7 days a week, as well as, on site security every day of the week.
